Portland. We like it. This has become a bit of a meme with family and friends because we so often find ourselves enjoying something unique to Portland and/or the Pacific NW.
It can sound glib, but it is simply and completely true. Here since 1992, we are among the ‘newer locals’ – not natives, but completely committed to keeping our city great. It’s probably more honest to say we love it here.
Professionally we focus on the inner city neighborhoods on both sides of the Willamette River. This means knowing about the spectrum of housing inventory: ranches and bungalows, classic and contemporary, condos and houses; as well as understanding the neighborhoods where these properties are found.
Everybody has a different idea of what ‘home’ looks like, and we apply our breadth of knowledge to make sure you succeed in achieving your specific real estate goals.
Sellers – we commit to guiding you through this process: preparation of your property to maximize its appeal, customized marketing materials and advertising, evaluation of offers received, opening of escrow and, finally, closing the transaction. Our advice about how to best prepare for the market is determined both by how much time and energy you have to commit to this as well as our awareness of what Buyers are likely to appreciate (and reward.) Once the home is ready, we and our team will produce the most beautiful and effective marketing materials to generate tremendous Buyer enthusiasm. Throughout this process we minimize your stress by being available and communicating clearly.
Buyers – you have so many resources available to you! We will make sure you are aided by technology, not overwhelmed by it. Touring is key to evaluating properties so we will get you through as many homes as possible to make sure you find the right one. Our evaluation of homes together will be aided by our knowledge of location and common issues (informed by attending countless inspections!) We listen carefully to what you are hoping for, making sure you purchase a property that truly meets your needs and supports your lifestyle.
Our work together will be driven by your wants and needs. The first step is a conversation. Call us!
Thank you for helping us find our family's new home!
Doug listens to his clients. When we relocated to Portland, we wanted an older home with a garage, large yard and a basement we could finish for our sons. No small feat. Unlike other agents, Doug didn't try to sell us something easier to find. Instead, he scoured the city and found us our dream home - a 1927 beauty with lots of potential near Mt. Tabor.
I recommend Doug Beebe for real estate ventures in the Portland, OR metro area, he is quite qualified and highly skilled, we have used him more than once to buy spec homes.
Doug is the consummate professional. He is very savvy about internet marketing - a real plus in this market - and is thoroughly knowledgeable about current market conditions. He excels at helping his clients prepare their home before listing. He works very hard for his clients. I would recommend him to anyone ready to list their home, or who would like someone to help them.
I sold my home in less than 1 month in the current market because of Tom & Doug. They helped me set a reasonable price expectation, marketed my property brilliantly and guided me through the appraisal & closing process painlessly. They also helped me find the house of my dreams, in the location I wanted, for the price I could afford. Additionally, they were a joy to work with!! Always took my calls, helped me relax with humor & grace and made possibly one of life's most stressful experiences a tolerable one. I plan to recommend Tom & Doug to anyone wishing to sell or buy a home anywhere in the Portland area. They do not come any better than this team!!!
We interviewed three different agents before deciding to work with Tom Cotter and Doug Beebe to purchase a new home and sell our old one, a 1906 Victorian in the Hawthorne Area of Portland. While the others certainly had solid credentials, and similarly sold themselves as neighborhood experts, Tom and Doug showed they truly understood the vintage home they were dealing with, and how to prepare and sell it to the right buyer in a very finicky market. We worked primarily with Tom day-to-day, with Doug's support on our overall selling strategy and in open houses.
What was most meaningful to us throughout our engagement was Tom's warm professionalism and positivity. We had multiple failed sales due to buyers' loan issues or cold feet after inspection (our sticky wickets were a very tight/steep staircase and a 100 year old brick foundation). With each transaction, we felt we were very well represented as sellers, and that Tom truly cared to achieve the best result for our family. He finds a great balance between selling with urgency (we were balancing two mortgages after quickly securing our new "dream house"), and having the patience to get the right price. With so many ups and downs, Tom helped us pull everything back together, take lessons from it, and soldier on. We had a great personal connection (our toddlers couldn't get enough of "Tall Tom") and were ultimately very pleased with the final sale.

Tom impressed us as approachable, accessible and knowledgeable. Most of all he has that indefinable knack for making you feel as though you are his only client and he is working for your best interest more than his own.
Our father who died in early 2010 had a small home he had lived in since 1951. Organizing its belongings and its renovation with the contractors who helped us with those things was a large part of his role. His knowledge and sensitivity for our childhood was an enormous help.
From the first time Tom entered the home he treated us with dignity and sensitivity. He thoroughly outlined all that needed to be done for the sale, all while keeping us in control. Some recommendations initially made us apprehensive (decommissioning an oil tank, an evaluation of the sewer system) because of the cost. But in Tom's kind and sensitive manner, and Tom's great working history with contractors we soon realized that it was in our best interest to follow his advice. These decisions we never regretted.
It is amazing to us that, while selling a home which had been occupied by a 92-year-old widower of failing health, the journey of house preparation and sale and inspection could move so smoothly. This is entirely due to Tom Cotter.
All of Tom's predictions, timeframes, and instincts were spot on. All of them. The house sold in less than 2 weeks and we now have a valued friend in Tom - someone we would highly recommend again and again. As we drive past the house which is now occupied by a new owner, we continue to see the outcome of Tom Cotter's gifts.
Doug did an absolutely brilliant job for us in quickly selling our Pearl District condo. Through exceptional marketing, perfect pricing and an intense campaign to leverage the Living Room network, Doug was able to get the right buyers into the condo quickly. At every step of the process, Doug was professional, diligent and a delight to work with. We strongly recommend Doug and Tom for any Portland area real estate transaction.
