We need to have a conversation about listings. You want to sell your house, I want to help you. With that, you need to help me help you. So I’m letting you in on an example of how I get to the goal line in terms of sales and outreach. A freebie, if you will.

Stop, Drop and Pop. It’s that simple. Stop relying on Zillow estimates. They don’t know about that kitchen renovation you splurged on or the horrifyingly horizontal crack in your foundation. So stop with that. Find a professional, who spends most of their days creating custom comparisons of the market specific to your home. Oh hi, that’s me!

Next, that listing price you’re 100% sure you can get for your home? Drop it. Drop it right now and trust me when I say that the market will decide what your home is worth. Putting a higher price tag on it will only exclude the buyers you would have had and will, unfortunately, kill the momentum of potential sales entirely. It’s not what anyone selling their home wants to hear, but it’s the truth. If you have an agent who tells you exactly what you want to hear all the time, chances are, your house is going to sit. Either that or you’re in the wrong line of work and should come to be an agent at Living Room Realty.

Lastly, let’s talk about what we can do. I say “we” not as an industry standard, but you and I as a team. We give em the POP. I do not list homes without them being professionally staged, photographed and branded. Whether your home is $200k or $2mil, this is my standard. The majority of the homes on the market require a vision and I for one, don’t want to rely on anyone having that. I have a design background and I utilize it.
